This former farm is located amidst the beautiful surroundings of a small village in the northern Czech Republic approximately 85 km from Prague and 45 km from the German border, encompassing a total of 170,000 m2. A reinforced asphalt road leads up to the house, which sits at 400 m above sea level. Approximately 5,000 m2 is enclosed by a wooden fence, 70,000 m2 by woods comprising primarily of spruce trees aged 30 - 90 years old, and 25,000 m2 of the property borders on one side of the community. It is a beautiful place on a southeasterly slope with a small patch of woods. A small creek runs through the property around the house. The property can be seen in the enclosed satellite photo. The property can be found between Mnichový Hradiště and Liberec, about 85 km north of Prague, driving mostly by highway. The city of Liberec, home to more than 100,000 people, lies approximately 25 km north of the property, close to the 1,012 meter-high Ještěd, a mountain accessible by cableway and offering a beautiful restaurant and hotel on top, as well as a fantastic view of the surroundings. Not quite 6 km from the house is the spa Kundratice, offering cures for motor problems, and 3 km away is the small city of Český Dub, which has a town hall, school and all available services. A bus stop is located on the site for trips to Český Dub and surroundings. The surrounding nature offers many places of interest, such as an 850-year-old lime tree among others. A pleasant restaurant is located on the site, with marked bicycle trails nearby. The house offers 230 m2 of space and has an adjacent barn with 160 m2 that can be converted into living quarters, etc. Sheep are housed in wooden buildings measuring 55 m2, 24 m2, 12 m2, and 12 m2 with other sheds made of wood also available, and since the house is centrally heated using wood from its own forest, and given the size of the forest, wood there is practically inexhaustible. There are three sources of water at the house. The one in use is a spring where the water is gravity-fed, sometimes with the help of a pump to increase the pressure. This water is free-of-charge and flows 24 hours a day. The second source is the water main, the spring for which is located on our property and is leased by the Northern Czech Water Company. There is no right of user here, only a contract. The last source of water is a spring originally used for farm animals but today running into the creek. The house is approximately 180 years old, parts of which have been reconstructed. The sewage disposal unit, water main, and electrical supply are new, and rainwater runs off to the creek via underground. The gravity-fed water from the spring also flows to two of the wooden structures where the sheep are kept. Water from the treated sewage spills off into the creek, which flows around the house and further on through our property. There are 6 rooms in the house, 1 bathroom, 2 WCs, telephone and internet. Major additions there are possible. There is also a so-called black kitchen in the house used for slaughtering farm animals, with a smoke room and woodstove used for cooking and heating other spaces, including a large cellar, which was formerly used for storing food stuffs and animal feed. There are many different means for putting this property to use.
